REAL ESTATE LAW

The time to have a real estate transaction reviewed by legal counsel (or any contract for that matter), is before you "jump in with both feet."  We are frequently contacted by potential clients asking us to review real estate transactions into which they have already entered; occasionally, this delay in seeking legal advice has serious consequences.  Allowing Sprouse Law, LLC to assist with contract drafting and negotiations from the very beginning of the selling or buying process increases the likelihood of a “glitch-free” real estate experience.  We also handle trust and estate planning matters for our existing clients.  Mr. Sprouse  has decades of experience in real estate law and will be able to assist you or your company with matters as varied as transaction disputes, project finance, title review, easement issues, purchase options, commercial leases, quiet title actions, foreclosure lawsuits and workouts, real estate broker disputes and property management contracts.  Also, the firm takes pride in its representation of a select group of homeowners associations in the "high-country" in matters of every stripe and color, including matters related to CCIOA, the Colorado Common Interest Ownership Act, Board of Director powers and responsible governance policies.

BUSINESS LAW

For over thirty-five years, Mr. Sprouse has been representing and assisting clients in construction law matters from the very beginning stages of projects (contract drafting, negotiations and governmental approvals), to post-completion matters, including construction defect claims, insurance-coverage matters and payment issues. Colorado’s Construction Defect Action Reform Act ("CDARA") can present unique legal hurdles for owners (residential and commercial), as well as contractors, and we can help.  Fred Sprouse has decades of experience dealing with contract issues ranging from matters involving single and multi-family construction projects, large commercial complexes, planned unit developments and government entity undertakings. Also, we frequently represent individual owners and homeowners associations in HOA-related construction matters.
